Clay holds water rather than letting it percolate. After a storm, saturated clay stays saturated for days — which is why the same corner never dries out.
In much of the region groundwater sits close to the surface. Add a summer storm dropping several inches in an hour and the ground has no capacity left.

Sometimes the answer is shaping the ground, not burying pipe. A properly cut swale or bio-swale channels surface water along a designed path — often the cheaper and more durable fix.
For patios, walks and parking areas that currently shed every drop straight onto the lawn, permeable paving lets water through instead of concentrating it somewhere it will cause a problem.
Every one of these is the wrong answer somewhere. We look at where the water comes from, where it collects and where it can legally and safely go — then recommend the smallest fix that actually solves it.
We walk the property, ideally after rain, and trace the water: source, path, collection point, and possible outlets. You get the plan and the route before anything is dug.
Trenches cut to the depth and fall the system requires. Slope is everything in drainage — a nearly-level pipe is a very expensive way to store water.
Pipe, fabric and gravel set so the system collects water and resists silting in. Inlets and outlets placed where they will actually be reached by the water.

A French drain is an open, collecting system: perforated pipe wrapped in filter fabric and buried in gravel, so water in the surrounding soil seeps in along the entire length of the run and is carried away. You use it when the ground itself is saturated — a spongy yard, a slope draining toward the house, a chronically wet low spot.
An enclosed drain is a sealed, transporting system: solid pipe with no perforations, taking water from a defined inlet — a downspout, a sump pump, a catch basin or channel drain — and moving it somewhere else without picking anything up along the way. You use it when you already know exactly where the water is coming from and simply need it gone.
Most properties we work on end up with both: an enclosed line taking the roof and sump water away from the foundation, and a French drain handling the ground water in whatever part of the yard stays wet. Putting the wrong one in is the most common drainage mistake we get called out to fix — a perforated pipe used as a transport line will discharge water right back into the soil halfway along the run.
Yes, and it is one of the highest-value drainage jobs we do. A downspout dumping at the foundation puts thousands of gallons a year directly against your house. Running it underground to a proper outlet moves that water well away, and gets rid of the splash block you keep mowing around.
Trenching does disturb the ground along the run. We backfill and restore as we go, and we can re-sod or seed the affected strip so it recovers quickly. We will show you the planned route before we dig.
Sometimes grading is the correct and cheaper fix. If the problem is surface water with nowhere to go, a properly cut swale or a regrade to establish fall can solve it without any pipe. We will tell you which one your yard needs rather than selling you the bigger job.
