Norfolk is the city where the standard lawn-care playbook works least well, and it's because of the trees. Larchmont, Ghent, Colonial Place and Riverview sit under a canopy that's been maturing for a century. That produces beautiful streets and genuinely difficult turf — deep shade most of the day, root competition for water, and an autumn leaf load that will smother a lawn if it isn't stayed on top of.

The lots are also small and the access is tight. Alleys, narrow side yards, street parking, gates that were hung in 1948. Our crews are equipped and routed for that; a company running only big ride-on decks physically can't service half these properties well.

What Norfolk does to a lawn.

Deep shade, all day

A canopy this mature means much of the lawn never sees direct sun. Warm-season grasses simply cannot live there. Shade-tolerant fescue, overseeded every fall, cut on the high side to maximize leaf surface, is the only thing that reliably holds.

An enormous leaf load

Norfolk's fall drop is heavy and long. Leaves left to mat down hold moisture against the crown, invite disease and smother new seedlings — which is why cleanup here has to run through the season, not once at the end of it.

Tidal and street flooding

Parts of Larchmont, Colonial Place and Ocean View flood on a high tide plus wind, well before anyone would call it a storm. Turf that's periodically inundated needs different expectations, and standing-water areas often need real drainage work.

First, an honest assessment of how much light the area actually gets. Shade-tolerant fescue, overseeded aggressively each fall and mowed high, will hold in moderate shade. In dense shade under a mature canopy, no grass will thrive long-term regardless of who's maintaining it.

When that's the case we'll say so, and the better answer is usually converting that zone to mulched beds, shade plantings or groundcover — which looks intentional instead of looking like a lawn that keeps failing.

Through the whole drop, not once at the end. Leaves that sit and mat trap moisture against the grass crown, encourage disease and block light from newly germinated seed — which undoes the fall overseeding you just paid for. Cleanup runs as part of your regular visits through the season.

It does. Periodic saltwater or brackish inundation stresses turf and can kill it outright in the lowest sections, and it compacts and silts the soil. We can't change the tide, but we can be realistic about what will grow in the affected strip, improve drainage where there's somewhere for water to actually go, and focus effort on the parts of the yard that will hold.
