Virginia Beach is our largest service area outside Chesapeake, and it's the one where soil changes the most as you move across it. A Kempsville lot behaves like Chesapeake clay. A Red Mill or Sandbridge-side lot is meaningfully sandier — it drains fast, dries out faster, and needs a completely different watering conversation.

What Virginia Beach does to a lawn.

Sandy soil that drains too well

The closer you get to the oceanfront and Red Mill, the sandier the soil. Water and nutrients pass straight through, so lawns there need more frequent watering and are far less forgiving of a missed irrigation cycle in July.

Salt and wind exposure

Near the oceanfront and the Bay, salt spray and constant wind desiccate turf and burn plant edges. Grass selection and how hard a lawn is cut both matter more in those blocks than they do inland.

Full sun and Bermuda lawns

Much of Virginia Beach's newer, more open subdivisions are Bermuda or Zoysia — warm-season grass that thrives in the summer heat, goes tan in winter, and needs consistent cutting at the right height to stay dense.

Yes, and we do it constantly. You don't need to be home for service, there's nothing to sign per visit, and the monthly rate doesn't change while you're away. Set it up before you leave, tell us about any gate codes or dogs, and your yard is handled until you're back.

If your spouse or a neighbor is the point of contact while you're gone, give us their number and we'll work with them directly.

That's most of what our routine visit is. Every service includes trimming, crisp edging along beds, walks and the driveway, and blowing every hard surface clean before we leave. The things that generate HOA letters — ragged edges, clippings on the sidewalk, overgrown bed lines — are the things we're specifically there to prevent.

Probably nothing is wrong with it — the soil is sandy and it's simply not holding water long enough. Sandy soil drains so fast that a light daily sprinkle never reaches the root zone before it evaporates.

The fix is fewer, deeper waterings, early in the morning: three to four times a week in summer, running long enough to soak several inches down rather than wetting the surface. Raising the mowing height also helps a great deal, because taller grass shades its own root zone.
