Our shop is on Elbow Road, which makes Chesapeake our home city and our densest routes. Weekly mowing, spring mulch, fall aeration — one flat monthly rate, all twelve months.
We're based at 1943 Elbow Road, so Chesapeake isn't a city we drive out to — it's the city we start every morning in. That matters more than it sounds. Our routes here are dense, which means your service day stays fixed, and if something needs a second look we're minutes away rather than across a bridge tunnel.
Chesapeake also happens to be one of the more varied cities we work in. A 1970s ranch under mature oaks in Great Bridge and a five-year-old build in Grassfield are effectively two different agronomic problems — different light, different soil, different grass, different failure modes. We treat them that way.
Everything runs on the same year-round program: weekly mowing, trimming and edging in season, bi-weekly through the winter, spring mulch with pre-emergent, and fall cleanup with aeration and overseeding for fescue lawns.
Grassfield, Etheridge Manor and the newer Deep Creek subdivisions were graded with heavy equipment and finished with a thin layer of topsoil over compacted subsoil. Grass roots hit that pan and stop. Fall core aeration isn't optional on these lots — it's the whole ballgame.
Great Bridge and older Western Branch streets have oak and pine canopy that has been closing in for fifty years. Bermuda will not survive under it. These are fescue lawns, and fescue in shade means overseeding every single fall.
Much of Chesapeake sits low and close to the Dismal Swamp watershed, on clay, with barely any fall across a lot. Chronic wet corners here are usually a grading or drainage problem wearing a lawn problem's clothes.

Chesapeake is a physically enormous city, so our routes are split across several service days. Which day you land on depends on which route your street sits in, and once it's set it doesn't move.
Almost always compaction. Builders grade with heavy equipment and then lay a shallow skin of topsoil over subsoil that has been driven on for months. Roots reach that layer and stop, so the lawn stays thin no matter how much seed and fertilizer goes on top.
The fix is core aeration in the fall, repeated, combined with overseeding — physically pulling plugs to open the soil so roots, water and seed can get down. This is included in our year-round program for fescue lawns.
Fescue, and you'll be overseeding it every fall — that's the honest answer for most of Great Bridge and older Western Branch. Bermuda and Zoysia need full sun and will thin out and die under a mature canopy no matter how well they're maintained.
In genuinely dense shade where even fescue struggles, the better answer is often to stop fighting it and convert that area to beds or groundcover. We'll tell you when that's the case.
Usually, yes. Chesapeake's combination of flat lots, clay and a high water table means water that lands somewhere often has nowhere to go. Depending on the cause, the fix is a regrade or swale to move surface water, or a French drain to intercept subsurface water and carry it to an outlet. We look at it after rain, when the problem is visible, and recommend the smallest thing that solves it.
